Finding the right place to live is an important part of your college experience. Whether you're looking for independence, affordability, or a more supported transition, there are a range of off-campus housing options available in Sarnia.

Off-campus housing offers flexibility and independence, but it also requires planning, especially when it comes to budgeting, leases, and utilities.

1. Renting an Apartment or House

A more independent option where you rent directly from a landlord.

  • Private or shared units
  • Lease agreement required
  • Utilities (internet, hydro, etc.) may be separate

Best for: Students who are ready for more independence and responsibility.

2. Living with Roommates

Many students share housing to make it more affordable.

  • Split rent and utilities
  • Shared responsibilities
  • Joint or individual leases

Best for: Students looking to reduce costs and enjoy a more social living experience.

When planning your budget, consider:

  • Monthly rent
  • Utilities (hydro, gas, water)
  • Internet (often not included)
  • Groceries and transportation

Before signing a lease:

  • Most rentals follow Ontario tenant laws
  • Leases are typically 8–12 months
  • You may need to pay last month’s rent upfront as a deposit
  • If renting with roommates, you may share responsibility for rent
  • Once a lease agreement is signed, the Landlord must provide you with a copy of the signed agreement within 21 days

Tip: Always review your lease carefully before signing.

  • Is the unit furnished?
  • How far is it from campus or transit?
  • What is the lease length?

Rental scams do happen - be sure to protect yourself:

  1. Never pay in cash or untraceable methods (e.g., Bitcoin)
  2. Always view the property (in person or through someone you trust)
  3. Speak to current tenants when possible
  4. Insist on a written lease with the landlord’s name
  5. Be cautious of prices that seem too good to be true
